REAL ESTATE SALE TERMS
Bidding Procedure: Property sells to the highest bidder via the Multi-Parcel Auction Method subject to confirmation of Seller.
Acceptance of Bid Prices: The successful bidder will sign a Confirmation of Sale Agreement at the auction site immediately following the close of bidding.
Down Payment: 10% down payment will be deposited with the Auction Company on the date of auction upon signing of Confirmation of Sale Agreement; balance due at closing. Bidding IS NOT CONDITIONAL UPON FINANCING.
Real Estate Taxes: Taxes will be prorated to date of closing according to property tax splits prepared by Pike County Auditor's Office. Purchaser to be responsible for any CAUV recoupment charges due to change in land use (see Bidder Package).
Boundary Survey: The Seller will provide a new boundary survey to the Purchaser(s). All lot splits are zoned for agricultural use (i.e. single family dwellings and agricultural uses allowed). All lot splits are subject to final approval by all necessary regulatory authorities.
Closing Date: On or before November 9, 2007. Purchaser will pay customary portion of closing costs at closing.
Possession: Date of closing.
